What is advanced modular construction?
Modular construction is a process in which a building is constructed to various degrees off-site. Under controlled conditions, using the same materials and designing to the same codes and standards as traditional construction – but in approximately half the time.
With advanced modular construction, First Penthouse takes this a step further by doing close to 100% in the factory, including testing of all the installations before the modules leave the facility.
In essence this is greener, quicker and enables greater quality control. But the main benefit compared to traditional construction is the minimal disturbance to existing occupiers. On-site works are undertaken methodically and quietly to minimise disturbance.
Greener
The facility-controlled process generates less waste, means fewer site deliveries and allows for greater quality control.
Less site disturbance
On-site traffic is minimised with less workers, quieter specialist tools and machines.
Less material waste
Greater up front design ensures waste is reduced, materials are recycled, inventory controlled and materials protected.
Improved air quality
The modules are constructed in a facility-controlled setting using dry materials, eliminating the risk of high levels of moisture being trapped.
Timber frame
The frames of our modules are constructed from sustainably sourced timber, which is extremely strong and light-weight.
Quicker
Off-site construction is undertaken simultaneously with on-site works allowing projects to be completed in half the time of traditional construction.
Elimination of weather delays
Controlled conditions eliminates the risk of weather delays. Our modules leave our facility as close to 100% complete as possible.
Built to code with quality materials
Our modules are built to the highest standard using the finest materials that meet or exceed the same building codes and standards as site-built structures. To enhance efficiency and eliminate delays, all products arrive at our facility well in advance of their integration into the modules.
Modules installed in one day
The modules including floor, walls, roof, installation finishes and fittings come 100% complete and tested in our facility. Up to 4,000 sq.ft can be installed on the roof in a single day and completed 2 weeks thereafter.
Smarter
With no design limitations and greater timing certainty, off-site construction is especially appropriate for roofs in sensitive locations.
Less development risk and greater quality control
More up front design work and module construction in controlled conditions reduces development risk, eliminate delays and improves build quality.
Better engineered building & advanced CAD
We rely on advanced CAD for visualisation to assess the energy performance and identify the most cost-effective efficient measures. Advanced modular construction is ideal for this technology where the construction process is already a collaboration of systems, materials and people.
Safer construction
The indoor construction environment reduces the risks of accidents and related liabilities for workers.
Off-site construction, the essentials…
- Non disturbance is a key consideration for First Penthouse
- No delays or timing uncertainty from adverse weather conditions
- Less development risk and greater quality control
- Minimal noise and dust disturbance during site works and installation
- No blanket coverage of your property with scaffolding for 12-24 months
- Module installation in 1 day
- Shorter project time. Modular construction will enable the project to be delivered in 50% of the time of traditional build
